Larimer County Warns Residents of Two Fake Notices

Two separate fake deed and property lien notices have been sent to Larimer County residents. Property owners in Larimer County are again finding phony notifications hitting mailboxes asking they get a copy of their Recorded Deed Notices from a California-based firm, Property Profile, Inc. The mailer is a scam and Larimer County property owners are asked to contact local law enforcement and disregard the notice.

The notices ask property owners to get a copy of their “Recorded Deed Notices” or “Other Record of Title” for $86 from the firm or states they owe $86 for a Property Assessment Profile. Larimer County Assessor Bob Overbeck said the Assessor’s Office never charges for a property assessment profile or to protest a property assessment.

Citizens may check their property records free of charge online, by phone or in-person at the Larimer County Assessor’s Office. Contact the Larimer County Assessor’s Office at 970-498-7050 or visit the Office of the Assessor online at https://www.larimer.org/assessor.

Additionally, Larimer County property owners have received phony notices via U.S. Mail stating a lien has been placed on their property for non-payment of taxes. The notice states federal tax authorities have placed a lien on their property for non-payment of taxes and will garnish wages and bank accounts, seize property or seize federal tax refunds to pay the debt, and to call a toll-free number at 1-800-279-0231 to avoid enforcement.

Larimer County Treasurer Irene Josey said the letter is a fraudulent scam, to disregard the notice and, also contact local law enforcement. The notice also states it is from the Tax Processing Unit in Larimer County, Public Judgement of Records, when in fact, no such entity exists.
